As Charleston homes sales continue to improve, buyers are moving to pick up vacant land in specific areas of Charleston. There seem to be two major buyers.
The first buyer is looking for a deal in the more fashionable neighborhoods of Mt Pleasant. Overall, the buyers are buying up lots in Ion, Rivertowne, Belle Hall and Park West. They are picking up lots in appreciating neighborhoods at bargain prices. Right now, there are select lots for in Darrel Creek and Park West for below $100K. The higher sales on Daniel Island are due to a special financing program the developer offered the land buyers.
The second buyer is rural buyer looking for acreage in rural West Ashley with an average sale price is $60-70K per lot. Many of these lots are over 2 acres in size. These buyers are looking for place away from the city where they can place a home on a large lot at a low cost.

- James and Johns Island 26 sales
In summary we are seeing a pick up land sales in specific areas of Charleston as buyers and investors start to pick up lots at discounted prices.
